This question involves alot of factors… do you have any money to put down??? Most mortgage's are 30 yrs. not 40. Including your property tax your monthly payment for 30yrs. would be around 3,000/mon. and at 40 yrs. around 2,800/mon. The longer the term the more interest you pay. These numbers assume you don't have any money down.. I have terrible credit and I just bought a house with no money down with a 30 yr. fixed rate ( that is very important!!!) for a little more than what I was paying to rent… good luck!!!
